What is BC's Energy Step Code?

The BC Energy Step Code is a provincial standard that sets increasingly strict performance targets for energy efficiency in new buildings. It uses a stepped framework (Steps 1–5 for residential) where each step requires better energy performance. All Lower Mainland municipalities now require Step 3 or higher for new construction.

Ideally, engage a Certified Energy Advisor prior to building permit submission, as their involvement is required to prepare the energy modelling and documentation needed for permit approval. Early engagement also helps identify the most cost-effective compliance pathway before construction begins and limits your options.

A blower door test measures the airtightness of a building by depressurizing the home with a calibrated fan installed in an exterior doorway (or pressurizing it during pre-drywall testing). We conduct testing at the rough-in stage (before drywall) to identify and address air leakage early, and again at final completion as the official test of record.

We’ll identify where the major leaks are and recommend specific remediation steps. With our pre-drywall testing approach, the chances of failing the final test are very low because we’ve already caught the major issues while they’re still accessible.
